Good Neighbour Policy & Owner Policy
This page consolidates the Good Neighbour Policy, December 2025, and the Owner Policy, December 2026. The content has been preserved and organised so the repeated rules appear once, in the section where they apply most clearly.
Maintain a culture of mutual respect, fairness and consideration between residents, owners, tenants, guests and visitors.
Protect the quiet enjoyment, presentation and safety of the complex and its shared areas.
Owners are responsible for ensuring tenants and short-stay guests understand and follow the community guidelines.
Good Neighbour Policy
Residents, occupants and visitors
- Welcoming new residents and offering help or information if required.
- Maintaining existing gardens by watering, weeding, and pruning as appropriate, and removing rubbish. Any proposed new plantings, gardening projects etc. must be submitted to the Strata Committee for approval.
- Accepting mail deliveries for tenants if permission has been given by them and they may not be at home at the time of delivery.
- Communicating respectfully and supporting a cooperative residential environment.
Owner Policy
Owners and letting responsibilities
- Ensuring new tenants are carefully selected, vetted, and understand and respect the communal living environment.
- Providing a copy of the Good Neighbour Policy with Management Committee Member’s contact information should any issues need to be dealt with.
- Ensuring tenants, short-stay guests and visitors observe the site-wide quiet hours, noise expectations, parking rules and shared-area requirements.
- Attending the AGM or Special General Meetings, or appointing proxies if unable to attend, and volunteering for committee positions or tasks that contribute to the common good of all residents.

When letting properties as Air BnB rentals, owners are to ensure rules are applied so new tenants and guests respect the current residential community guidelines.

Rules that apply across the complex
Pets
STRATA by-laws do not allow resident pets unless permission is sought and subsequently granted because of STRATA plebiscite.
Smoking
STRATA by-laws prohibit smoking in all common areas, on balconies and inside units.
Additions or alterations to outside areas
No permanent additions, alterations or installations, including antennas and balcony dividers, can be made to the outside of the units without seeking written approval from the STRATA Committee.
Balconies and railings
These must be kept tidy and attractive. Washing is not to be hung or unsightly objects stored on them.
Shared Areas
Bins, parking and common areas
Common areas, passages and stairways
- Keeping common areas, passages, and stairways clear, swept and litter free.
- Ensuring passageways are kept clear for residents to move freely and emergency services to attend without obstruction.
- Clearing of open drains when necessary.
- Cleaning windows and window frames.
- Keeping balcony areas neat and tidy.
- Using the clothes lines provided in the common areas. Laundry is not to be hung on balconies.
Parking requirements
Observe parking requirements as outlined on the notice displayed in the upper level carpark, and ensure clear access to garages and designated parking spaces for units 1, 2, 5 and 8.
Rubbish bins
Share the task of putting out and recovering rubbish bins.
There is also two green bins, one at ground level, and at the top level carpark specifically marked for the collection of refundable bottles and cans.
Bins marked for use by units 10-15 are stored in the upper level carpark and are collected and emptied from Forrest Avenue.
All owners and residents are encouraged to communicate freely at any time with Management Committee Members regarding strata business.
